SBA Loan Calculator

Estimate the monthly payment on an SBA 7(a) loan, or on an SBA 504 loan, where the project is split between a bank loan, an SBA-backed loan and your down payment.

7(a) rates are the prime rate plus a lender spread, and the SBA caps the spread. Use the rate on your offer.

The SBA charges a guarantee fee that is often financed into the loan. Your lender will give you the exact amount.

The SBA portion has a fixed rate set when the loan is funded.

Example

A $250,000 SBA 7(a) loan at 10.5% over ten years costs about $3,373 a month, and $154,805 in interest over the life of the loan. For a $1,000,000 building bought with an SBA 504 loan and 10% down, the bank lends $500,000 and the SBA portion is $400,000. At 7.5% and 6.5% over 25 years, the two payments add up to about $6,396 a month.

SBA 7(a) and SBA 504: what the calculator models

SBA 7(a) is the most common SBA loan. It can be used for working capital, equipment, buying a business or real estate, with terms of up to 10 years for most uses and up to 25 years for real estate. The rate is usually the prime rate plus a spread, and the SBA caps how big that spread can be.

SBA 504 is for buying or building real estate or major equipment. The project is normally split three ways: a bank lends 50%, a Certified Development Company (CDC) lends the SBA-backed portion, and you put down the rest, usually 10%. New businesses and special-use properties often need 15%, and 20% when both apply. The SBA portion has a fixed rate, which is why a 504 can be attractive when rates are moving.

Fees to ask about

SBA loans carry an SBA guarantee fee, and 504 loans have CDC and closing costs that are often financed. Ask your lender for the full list and enter any amount added to the loan, so the payment you see matches your offer.

Is an SBA loan right for you?

SBA loans usually have lower rates and longer terms than other small business financing, but they take longer to approve and ask for more paperwork. Read more on our SBA loans page.

Frequently asked questions

How do I calculate an SBA loan payment?

Enter the loan amount, the interest rate on your offer and the term. The calculator uses the standard amortization formula to give the fixed monthly payment, the total interest and a year-by-year breakdown.

What is the maximum term for an SBA 7(a) loan?

Up to 10 years for working capital and most equipment, and up to 25 years when the loan is used for real estate.

How is an SBA 504 loan split?

Usually 50% from a bank, the SBA-backed portion from a Certified Development Company, and a down payment from you, normally 10%. New businesses and special-use properties often need 15% or 20% down.

Are SBA loan rates fixed?

7(a) loans are often variable, tied to the prime rate, though fixed options exist. The SBA portion of a 504 loan has a fixed rate. The bank portion of a 504 depends on the bank.
